this thread is a rant that i have brought home from work. i am so sick of carrying the burdens of my work home with me, so i thought i should share them with you.
3 years ago, i rent a one bedroom apt to a man. lets call him fred.i know fred from way back, cause his sister rented from me twice already and his momma comes down now and then to have coffee with me.
fred is disabled and needs something based on his income, which is what my apartments are... based on low income.
fred pays his rent on time, fred keeps his home in order and fred is friendly.
fred is in his 30s and has visitation of his children on weekends.
fred pays his support for those children, i know because he shows me receipts all the time.
fred was lonely all the time but made 2 really good guy friends in his building. 3 years went by fast.
a woman ( lets call her wilma) applies for my waiting list to get an apartment for her and her two kids. the younger one is only 6 and his dad is in the hospital dying of cancer or something. i finally get her approved for a unit, and when i call, she has moved in with her new boyfriend fred fredstone.
so i have to call up fred and ask what is going on, you cant be moving wilma and two kids into your unit without talking to me first. the unit is too small. wilma drags him down to my office. he says wilma is his brand new gf and they intend to get married.
isnt she married ? no , her husband died last week.
so fred requests that we put her and the kiddies on his lease and transfer them into a bigger unit. since fred is a good resident, we take her off our waiting list to rent it to someone else , we put her on the lease.
while waiting on a bigger unit to come open, the housekeeping starts going downhill and things pile up outside. i gripe and write my lease violations, but the two of them always come in and say its only like that due to lack of space, as soon as they get a better unit, it will go back to normal.
i can understand that.
i get a bigger unit to put them in, and it takes them 3 times as long to complete the move. i have to threaten they will pay the market amount on the second unit unless they turn the keys in on the first unit. so at the last possible second, he brings me the keys. hes moved everything without help, she doesnt feel well and might need a surgery.
i have to charge them big money for damages that happened to the old unit which included a fire in the stove. he fights with me about it. i stick to my guns on the "you break it you bought it, you dirty it, we charge you for a cleaning person to clean it" routine.
they are now in a beautiful 2 bedroom unit.
but it doesnt stay beautiful, its not been 6 whole months and i am writing them up monthly due to bad housekeeping, things piled up outside and then there is a new fire in the stove. this time there is wood in there. the neighbors say that wilma was cooking onion rings on a piece of wood in the electric oven. when new bills or lease violations go out, he comes in with his mouth.
i guess i understand that no one wants to pay for anything, and they feel if they ***** enough they can get their way, but i have had it.
i tell wilma that i need certain documents and can no longer use the temporary ones. she never brings them in no matter how many times i ask or send letters.
then its time to do paperwork, and they come to do it, return it, but when it is ready for them to sign, no one will come in.
i send all this to my attorney. he gives them 15 days to correct it all.
well the house gets cleaned up, and outside, and he comes to sign the paperwork but not her. he brings me copies of where she applied to get more documents as another temporary thing. because of they type of complex i am, i must work with them on the document fetching.
rent is now becoming late, and court gets called, but he pays at last minute and i work with him because he is desperate.
---- now to the good stuff----
i have to write a letter saying sign this paperwork wilma or i have to turn it over for eviction and market rent is due instead of based on income.
i have to write a letter saying pay the rest of your attorney fees and repairs or i going to evict you.
then he stomps in after i get back from vacation to cuss me out over a hose.
he had a hose hooked up to my water while i was on vacation to fill up kiddie pools that are not allowed and the maintenance man took his hose.
i give the hose back and tell him if he uses the water again for a kiddie pool i will charge him the water bill.
complaints start coming in that fred and wilma are fighting outside about their sex life and cussing each other in front of kids.
the police come out.
fred marches in to tell me wilma used him to get into his apartment and is now screwing his friend and that he is not marrying her and wants her off the lease.
wilma says fred is emotionally and physically her and her 6 yr old and that she has no where else to go and she wants him off the lease.
they each want me to evict the other one.
i explain to each that i can not evict part of the household , i evict the whole household. i can not force either to sign their name off the lease. it is up to them to decide who stays and who goes.
he says that is my place and i was there first.
she says my kids have no where else to go.
he comes back to demand i evict her because she let her mother and her pregnant 16 yr old (that wilmas mom has custody of) move in.
i give him a letter saying that the two of them had 7 days to get rid of the guests and show proof or they would be under eviction.
he comes back saying there are 3 cats in there. i give him a letter saying that if the two of them dont get rid of the cats in 15 days they will be under eviction.
he says she never even ordered those documents you told her to, she just filled out the form as if she were gonna. so i write another lease violation that if it isnt provided in 15 days i will start eviction.
he says "how do i get the extra people she let move in out?"
i give him a copy of the lease and say tell them to leave or call the police , its your home, they dont have to be there. you let them move in and you let her let them.
the police come to visit me. the two of them let wilmas kin move in, and to make them leave, since they have been there since easter and received mail, he would have to go to the sheriff place and complete a 90 process of paperwork.. i tell officer our rules and how they dont have that long or i will evict them all. police say house keeping is horrible conditions.
me and police pay a visit.
during visit, it comes out that he whips on her kids. police say he is not their parent and can not lay a hand on them.
we all leave, knowing all they will do is fight, but neither is willing to leave no matter what i suggest. but it is not up to me to determine who stays.
neighbor starts calling, the 6 yr old is now going outside in the early morning to take a **** on the ground. he is too scared to wake up the parents to go to the bathroom. i call police.
today wilma calls wanting to tell me she got a epo on fred and that she intends for him to leave and wants to move her mom and pregnant kid in. i say first, i can not take him off that lease unless the epo judge says i must at your court date in two weeks, second i can only add one person not 2 and 1/2 people more to that lease if he were to leave.
the police come pay me a visit. the epo is served and because she has kids, she gets to stay, he must not come within 500 ft of her until court date.
he comes in ranting wanting me to give him another apartment right now. my waiting list is a year long. i have nothing to offer him, plus until the court date, i cant remove his name off that lease.
he doesnt want his stuff moved, trashed, damaged, gotten rid of, stolen and the officer says that she isnt allowed to do anything with it until after court date. fred is still upset and unsure and now homeless.
fred has no money in the middle of the month to even rent a storage unit.
fred is not just behind on things with me, but he tells me he hasnt paid his child support in 2 or 3 months because of wilma. wilma wont work anymore or clean the house. wilma used him from the get go and he cant believe he fell for it. fred's sister had to come bail him out at the end of the day.
fred's neighbor calls saying this is horse****, fred was their "stepdad" last week and was told to spank the kids and then this week she files an epo on him, however he did almost break his hand spanking the kid last week.
the court date is in 2 weeks, who will the judge say gets the place?
the disabled man with limited low income who was a good resident until she came along, who must have a place to live based on his income?
or the poor widowed single woman with two children ( who is not disabled in any way) who knows how to work the system?
if the judge says he can keep the place, she will be gone with her family and things. his housekeeping will go back to normal and he can make an agreement on his bill with us to pay it back.
if she stays, the housekeeping wont improve, the cats wont go anywhere, the unauthorized guests will stick around, more stove fires will occur and she doesnt have a penny to pay the bill with us. i will never receive the documents .i will have to start eviction.
