MAA Apartments are well known in Sun Belt cities. Some MAA complexes can have fun parties but these parties are not open to the general public and there's a fairly stringent wristband system with security monitoring.
I missed out on MAA pool parties during my prime years because I didn't have a good enough job/good roommate at the time. My friends in cities other cities did and they got a lot of social status off of them.

You're correct that the typical 40-55 year old man isn't going to be able to hang out at a complex pool party in an MAA complex. He might not be there, even if he lives in an MAA complex with a good party scene. Not all MAA complexes are big time party complexes.
I have noticed and do know of an older guy (late 30s to early 40s) that hangs out with the kids at the pool party. They never pulled the younger girls and always dated a girl in their mid 30s closer to their age.

In the opening paragraph of the thread below, I gave some pool party definition, I'll revive that here....


When I'm talking about pool parties, I'm not talking about a pool party at one apartment complex of maybe 200-400 units with less than 30 people around the pool. I'm not typically talking about a narrow, social circle backyard pool party either. I'm talking about larger pool parties, often with DJs connected to a business (bar/restaurant, hotel) with hundreds of semi-strangers attending. Sure, there may be 2-4 sets of people who know each other. It's like a nightclub type vibe during the day. In my experience, these type of pool parties tend to be bigger sausage fests and don't usually live up to the hype as a pickup option.
A pool party at an MAA complex isn't the same as the pool parties I described above. A lot of MAA complexes are between 200-400 units, but some can go above. Their pool parties have more than 30 people at them on weekends. They can start to resemble the nightclub type vibe during the day, but they aren't directly connected to a business like a bar/restaurant or hotel.

MAA wasn't much of a player in the Dallas market until they acquired Post Properties in 2016. Post had the stronger brand in the 2000s-2010s than MAA. MAA seems to have picked up where Post Properties left off.

The MAA complex pool parties are likely a better option than the pool parties I describe in the quote above. However, when a certain number of people arrive at a pool party, it starts to look and feel more like a nightclub vibe during the day with way too many sausages out there.

In order to live in an MAA complex, a lot of people get roommates. MAA complexes are much more affordable in a 2 bedroom with a roommate than in a 1 bedroom alone. Both men and women who are 22-32 commonly do this. MAA complexes tend to appeal to the bougie college graduate set.

There are men 35+ who live in MAA complexes in Sun Belt cities. It wouldn't be unusual to see something like a 37 year old man making $110,000/year living in a 1 bedroom apartment in an MAA complex. If there's a guy who is 35-44 living in an MAA complex, his income is likely in the $90,000 - $140,000 range. He's likely in the "semi-successful" category discussed in the thread below. These guys at best can pull girlfriends close to their own ages, but aren't going to pull 10+ years younger in most cases.

Yeah, they see them as either a father figure or a loser with Peter Pan syndrome. I would not want to be in this position, and I even saw it as cringy when I was that age too.

Younger guys don't make that much money and according to a lot of you, but they can pull those can of women, so that's contradictory. What does a guy in his early 20s has that a guy in his early 30s doesn't have?
It's not contradictory.

Guys in their 20s can pull similarly aged women due to having greater proximity to them. It is the mixture of the access, convenience, and socially acceptable factors. Looks will be the biggest factor driving with this without a social circle introduction. Social circles can matter a lot.

Guys in their 20s can get women in their 20s based on being in the same social circle. This happens regularly. Additionally, they might live in similar parts of the city and see other in the nightlife venues that tend to attract 20 somethings.

20 something women don't expect 20 something men to live in the nicest places or have a lot of money. Having 1-2 roommates in a well located MAA or similar brand complex is often enough because the woman herself has 1-2 roommates and lives in an MAA or similar brand type complex.

A guy who is 30+ and typically 7+ years older than 21-27 year old women doesn't have the same social circle/proximity type access. He might have proximity access if he lives in an MAA or similar brand complex and sees younger women. Regardless of where he lives, the younger women will still have greater expectations for him. If a younger woman is to go something like 7+ years older or 10+ years older, she's going to expect that substantially older man to have something going for him that similarly aged men don't offer. That something else is typically money, sometimes accompanied by status.

You're generally correct there. The 35-44 year old guys living in one bedroom apartments in MAA or similar brand complexes are doing better than average in life. However, they don't offer enough to get a woman 10+ years younger in most cases. 30-34 year old men in one bedroom apartments can even be considered borderline older guys.

It can be perceived as cringe by women. It depends on the guy and his looks/money level.

What environment are we talking? The MAA and similar brand complexes are more marketed to the post-college audiences, so the more typical audience there is 22-32 . Are we talking college or post-college? Then, there are also women and men who don't go to college and the dynamics there are a little different.

A 24 year old woman with a roommate in a MAA/similar complex in a desirable neighborhood will be fine with dating a 24-26 year old guy with a roommate in a MAA/similar complex in a similar, desirable neighborhood. Men in their early to mid-20s living in MAA/similar complexes aren't exactly broke guys. They have entry level, white collar jobs in most cases.

If a 30-40 year old guy wants a 22-24 year new college grad female with a roommate in an MAA/similar complex, he's going to need to offer something to that woman that she can't get from men within 3 years of her own age.

I think you care too much about what other people think. You have a fear of challenging social norms, that's my diagnosis for you. A more evolved and effective person would not have that kind of fear.

Age is but a number. Young girls will hit on you if they sense youre valuable to them in some way. You can be any age. Again, Ive seen young girls come up to guys who look their dads with white hair, flirting with them. And not the playful kind of flirty. They literally come out of their way to talk to them. Likely cause they sense they have a lot of resources, experience, and protection qualities, much like the other men in their lives that looked like them.

Age, height, etc, they are all just one variable in a multivariant equation.

Agreed, when I was a full-time employee in a STEM field, most of the time, I felt like it barely moved the needle. :mad:

You also had a height problem too. It's difficult to isolate variables. If someone was your height today, they'd easily have to make $250,000-$300,000/year to see a difference compared to an average height man making in the low $100,000s. @BadBoy89 has provided stats on how much money is necessary to compensate for a lack of height.

It's much more difficult for a 35 year old man to date a 25 year old woman than a 32-33 year old woman. This is why the typical 30s/40s man is a pussie beggar for similarly aged women. The typical 30s/40s man doesn't offer enough to attract a woman 10+ years younger. He ends up needing to settle for some woman close to his own age. A lot of 30s/40s men will end up settling for 30s/40s single moms, which is a lot worse when the 30s/40s man is a childless man. A similarly aged, childless woman is a realistic option for a 30s/40s childless man.
If you're talking about the "typical" 35 year old then sure this makes sense, however if you're talking about 35 year olds that are atypical meaning far above average, this is a terrible post.
