How to calculate competitor's income?

You are in small town, 150,000 people, in summer that number grows 8 to 10 times. There is a center plaza 5 stories no elevator. Office pricess across the town are pretty much the same. Some charge more in summer, others charge the same yearly.

On 5th floor rent is X, and year round income is 3X sometimes 4X, in the summer it is 12X.

On 4rth floor rent is 2X, and year round income I am assuming is the same.

On the ground floor rent is 4X, how to calculate my competitor's income? Would it be correct to assume his income is 4X * 3 or 12X?

I can't seem to decide whether I should move down or not, on one hand my rent is cheap, on the other hand I'm too fing high. I do electronic repairs.

How much more would it cost for you to pick up and deliver your orders?

I hope you and your competitors on the 1st floor deliver different products. If you do, I suggest you move to a different location or just stay where you are. If you don't, just stay where you are because I do not believe you would make 3 to 5X if you move down.
