I just bought a condo. The closing date is the 31st, which is great.

The first unit I looked at was on the second floor, and had a small balcony. It would have had a nice view if it wasn't obstructed by office park behind it. Because on the other side of those offices is the city and bridges in the distance. But the layout wasn't too great, although it was heavily updated with all new carpet, pain, appliances, cabinets, flooring etc.

The second unit I looked at was on the same building, only it was an end unit on the other side. Much nicer layout ... It's a fairly decent sized pad. Just under 700sq ft. All units here have a private entry.

It's got a pretty big bedroom and living room. The kitchen is a simple L design that's more than enough for 1 person, and a typical bathroom. I've got plants on the side with private fence so come summer time, lots of privacy. It wasn't as upgraded because it was the model unit. They were originally apartments that were bought out and renovated. Mine wasn't touched yet. It still had new carpet and paint though. The good thing about this? It was 15k cheaper, and $1,500 at Lowes during a holiday sale is more than enough to upgrade some of the stuff I want.

The complex it self is small, only 45 units. All young people 21-40. 18 including me own, 9 rent, the rest are up for sale/under renovation.

My father is a landscape architect, so he took measurements of everything, and we have a full scale drawing of everything that's going it. It looks awesome. Lots of stuff from Pier 1 and similar stores. I like the rustic/old world/Africa type stuff with earth tone colors, a really upscale look... Nothing you'd expect to see in a 24 year olds condo.

I searched through some older threads on ideas, I'm just wondering what else is out there. It could be anything, from what wines/liquor to keep on hand (rather than cheap beer) to something that's impressive, yet overlooked.

I am against it. It locks you into the whole SuperDad mode. Don't do it. Have your freedom. I would have never been able to change my life around and leave the world I grew up in if I had house payments. Plus, personal debt is evil. The housing market in America is only going to get worse.

Well I had $20k to work with, thanks to my parents for chipping in $10k each. They didn't want me touching the money I had saved in the bank. I ended up getting the unit for $105k. I took out a loan for $94.5k. I could've went with a lower loan, but went for the short term route. Instead of putting the full $20k down, I went with $10k. I used the other half to pay off my car. Which saves me $350 a month for the next 4 years.

We combined city taxes, the monthly association fee, and the mortgage, and I'm paying $820 a month in 1 bill. Aside from that my other bills will be utility, cable, car insurance, cell phone, and groceries. I think the grand total for everything is right around $1300 a month. I bring home $2,200 a month after taxes, so that's REALLY good. Leaves me plenty for saving, spending, and gas.

Best part is that I can now write off my union dues, and other taxes.

The condo is in Cranston, RI. Just outside of Providence. It's a good city, I know I've lived here all my life. I'm in between a mall (which sucks, but is handy) and an outdoor shopping center. Lots of adult bars/lounges within a mile, restaurants, etc. But Cranston is so small that it doesn't really matter, but it just feels different when you're out on your own.

I'll take pictures once I'm in and have it decorated.

is that a 15 year loan? i hope so. the cheapest condos where i lived are about 300K. hopefully prices will keep dropping and I could just pay cash for a place hehe.

30 year loan. Different areas will have different prices of course. This was by far the nicest 1 bedroom out there, and it's in my comfort zone. Providence had others for like $70k, but I wouldn't feel safe where they were.

Everything else was just too expensive for someone single. That's the one thing that sucks about RI. It's so damn expensive to live in.
