I'm at the point where I want to buy a house, work's good, economy's down, I've got most of my affairs in order. To the mature man out there, how much does having a nice, well put together house step up your game? It obviously doesn't matter when you're out at a bar but in terms of inviting girls over anyone have experience with it?

Depends on the situation. If a girl really wants to sleep with you, she'll sleep with you almost anywhere. Inviting girls over to your place is a sure-fire thing though. Basically "hey you want to come over to my place where I live alone" pretty much = insta-lay if she shows up. You are the master there

Dude, at one point I had a rat running around my place. Took a good week before i caught the sob. Anyway i bring this chick i've been seeing for a few weeks back to my place, and the little bastard decides to make a run for his hiding place, runnign towards the chick and running over her foot.
If you're getting a house cause you want to up your chances of bagging chicks, you might as well take the extra cash and blow it on some quality hookers. If you're doing it cause its financially sound for you, rock on.
By financially sound, I mean you'll keep this house a min of 8 years, you can easily afford it, you have extra funds for repairs, etc

By the house because you are a man, you want to own your own home and have your own space. Buying it primarily to benefit your game will be a let down (but I'm pretty sure you knew that).
Re: Game. Having a house usually doesn't hurt (unless it's a dump, or in sh!t neighborhood or you are constantly remodeling and ripping stuff up). Most women will see this as a positive because they read it as you being more stable, having at least avg wealth, independence, etc. Add in what the last poster said, when you have a home (and no roomates) women will be more relaxed.
Which brings up a related point. These women may get a bit too relaxed! They start picturing themselves living in your house, wanting to paint and decorate, etc. If things seem really good in your house, any intelligent woman will see a better place to live for less - "moving in together". Don't do it. Have a bud move in before you let a woman move in with you. Save that for getting married (if you ever do).
Also, if you are going to be spinning lots of plates remember once you bring them to your place they know where you live and have a lot easier access than they would in a more secure apt building.
Remember this too, moving into a home often means changing locations by several miles. I think it's just fine, but this can change the game for some guys as now they have to drive home several miles after going out when before it was short walk or taxi ride.
Another way to look at it, your first priorities should be yourself, career, home, family, friends and hobbies. Getting a house sort of forces you (at least temporarily) to put your home before women which isn't such a bad thing.

Renting still makes more sense than buying under most circumstances.

Under both scenarios you don't really want to have a lot of cash invested in Real Estate. If you do buy, I would recommend that you get the highest loan amount possible (FHA).

I bought in 1990 and sold in 2008 at the 2005 price (because of a natural disaster), at triple the price. Now is a good time to buy.
Something to think about is what to do if you are married down the road. You have two options - get a small starter house that will be OK for you and the misses and a few toddlers, with the idea of trading up later, or get a big house now. And if you would have a lot of equity in the starter home, you should consider renting it out, that way it would always be yours now matter what would happen to the marriage (if you sold and put the proceeds into the new home, half of that would be hers.)
Where in the Denver area were you thinking of buying a home? I had lived in Arvada for a few winters.

If you buy a house out in the burbs after living in/near the city, expect your entire life to change. If you're buying in the same neighborhood you live now, you won't get those big changes. There's only a few cities in the US where a mortgage is going to cost you the same as rent. Biggest one is detroit. Expect other rust belt cities which didn't see the housing boom years and rents rose with RE costs.
Now if you already live in the burbs, spend some extra cash and move closer to the action. If you don't have hot chicks running passed you when you walk outside, you're not in the right place.

Me and my gf bought a house a few months back. I'm used to living close to city center/inner city, so its quite different living out here in the 'burbs in one of the newer developments. Everyone in my neighborhood is married w/ kids. We're in our mid/late 20s and not married w/ no kids or anything. I definitely feel like I don't belong in this neighborhood. Plus 2000 sq. feet seems like its too much space for 2 people and a 2 cats.
We have a 3-bedroom self contained basement suite, that will help to generate extra income once its rented out. I'd always buy a place that has a secondary suite you can use to bring in extra passive income.
